We are happy you are interested in renting one of our professionally managed rental properties. We have implemented a new process to view one of our properties.  You must first submit an application using the link on the property's page.  Our application fee is $35 per adult who will reside in the property.  In order to view the property, you must first submit an application.  When you submit the online application, we will contact you in the order we received your application.  Once we do, you will be charged $15.00 for the screening fee.  This fee is NON-REFUNDABLE!

Once the screening fee is submitted, we will obtain a credit report.  Provided your credit score is acceptable, we will contact you to schedule a showing of the property.  Once you view the property, if you decide to move forward with the application process, you will then provide copies of your recent paystubs, a copy of your government issued identification and a copy of your social security card. You will also pay the remaining balance of the application fee which is $20.00.  We realize this may be a slight inconvenience but due to the increase in no-shows at appointments and unacceptable credit files, we have found this to be a necessary step in order to provide better service to our clients, tenants and applicants.

Once the complete application, required paperwork and application fee in full have been submitted, we will continue to process your application.  This usually takes 2-3 business days.  If your application is approved, we will contact you to schedule a lease signing.  The security deposit will be due and payable at lease signing.
A move-in date will then be determined.  Partial rents, full month’s rents, & pet deposits (if applicable) will be due and payable upon move-in. 

Here is our criteria to rent one of our rental properties:

  1. Minimum income to rent ratio of 3 to 1.  If there are multiple adults (other than spouses) who will be on the lease, the minimum rent ratio is 4 to 1.
    1. What is income to rent ratio? Your monthly gross income must be equal to 3 times the rent, or 4 times the rent depending on the circumstances.
    2. For example, if the property rents for $950/month, you must have documented gross monthly income of at least $2,850 ($950 x 3).
  2. Minimum credit score is 550. 
    1. If your credit score is between 550-579, you must have an income to rent ratio of 4 to 1.
    2. If your credit score is 580 or higher, minimum income to rent ratio is 3 to 1.
    3. If you do not meet one of the above criteria, we may be able to consider a co-signor or lease guarantor.  Your leasing agent can discuss this with you.
  3. We MUST be able to verify your income through your employer.
  4. No evictions (legal term is ‘Unlawful Detainer’) in previous 5 years.
  5. No open collections from a property management, real estate or leasing company reflected in your credit report.
  6. No person who is required by Alabama law to register as a sex offender is allowed to reside in any of our rental properties, regardless if the offense was deemed a felony or misdemeanor.
  7. Applicants must not have been convicted of any felony offense in the past 10 years.
